Noise Monitoring & Escalation Process
To help protect our guests, neighbours, properties, and local communities, some The Residence Co. properties are fitted with privacy-safe noise monitoring and occupancy technology.
These systems
- Monitor noise levels and occupancy indicators only
- Do not record conversations or audio
- Help us identify potential disturbances before they escalate
Where elevated noise levels, excessive occupancy, or potential breaches of house rules are detected, alerts may be triggered which begin our escalation process.
Our escalation process may include
- 1A polite reminder or warning message to guests
- 2Direct contact from our team requesting immediate compliance
- 3Liaison with the relevant booking platform (including Airbnb or Booking.com)
- 4Formal warnings or booking review by the platform provider
- 5Termination of the booking where breaches continue or serious misconduct occurs
Additional charges & claims
Where applicable, deposits may be withheld and additional charges or damage claims may be pursued for:
- Damage to the property
- Excessive cleaning requirements
- Disturbance caused to neighbours
- Security or call-out costs
- Breaches of booking terms or house rules
Serious or extreme circumstances
In serious or extreme circumstances — including anti-social behaviour, parties, threats, criminal activity, or refusal to comply with instructions — we reserve the right to involve:
- Private security providers
- Booking platform safety teams
- Local authority officers
- Environmental health teams
- Police services
Our approach is always to resolve issues calmly, fairly, and professionally wherever possible, with the aim of protecting both guest experience and the surrounding community.
